Pune: Purandar township gets government's nod

PUNE: Ahead of the land acquisition for the proposed Purandar airport, the government last week gave land clearance for a 76.08-hectare special integrated township in Purandar taluka. The proposal was cleared after nearly one-and-a-half years.

Town planning officials stated that this is the first such township at the taluka, the others being mainly at Haveli and Mulshi taluka in the district. According to the government, land clearance has been given for the project at Misalwadi for the integrated township for which the proposal was submitted on April 27, 2017.

"This is the first such township proposed for the area, which is just 15km from the airport. The integrated township is a new concept at the taluka, and 26 landowners have pooled in land across six plots spread over 76 hectares,'' stated the town planning official. Minimum 40 hectares of land are required for a township proposal.

Of the 33 integrated townships cleared in the state, 20 are from the Pune Metropolitan Region with just one in the municipal corporation area. In the PMR region, the townships have been mainly proposed at Haveli and Mulshi talukas.

The government had amended the regulations for integrated townships last November. The government stated that the developers would be permitted to exploit anywhere between 3 and 3.6 times the existing building rights on green belts depending on the size of the township, which would mean they would get to undertake more constructions and affordable housing but for a premium charge to fill the government coffers.
However, developers feel that integrated townships would lessen the pressure on the corporation but put the same on the builder.

"The highest number of such townships is in the PMR region and the developers would have to provide infrastructure. Considering the present realty sector, it is not easy for any township developer," said Pune CREDAI president Shrikant Paranjape, who has received approvals for two such integrated townships in Mulshi taluka.
